Fish in pond

Once again we have stocked the pond with fish for residents to enjoy fishing. 100 catfish, 200 bluegills, 100 bass and some grass eating carp to help with keeping pond clean. These fish and the others are happy to provide entertainment for residents and friends who are fishing with a resident. They also like to be placed back into their home for others to enjoy after you catch them! Yes, that means share their picture for all to enjoy them release them back into the pond to be caught another day! Thanks for everyone helping with this as it is fun for all!

Lot’s going on around the sub this year!
After our elections in August last year, Jeff Schlink was voted in as trustee—Welcome Jeff! We also went over the many issues surrounding the budget for 2024. We have had lots of things that have been put on the back burner for years due to not having enough funds to get to them. 2024 will be the year we do it!!!
With the dues being raised to $700 and the special assessment passing at $700 per home, we will be able to fix 25 street slabs, the pool leak, replace the zero entry at the pool that has been broken down for years and hollow in spots causing many concerns for safety, replace the pool tile that has been held up with nail glue, cover the existing pool equipment to help extend the life of the equipment we have and future repairs to come, paint the entire interior of the clubhouse and exterior doors including all deck poles. This money will also help us put money into a reserve account. We want to start building an account for the streets/pool/clubhouse so that when things arise we have that money to fall back on instead of special assessments.
The pool estimates have been signed and are ready to start work as soon as weather permits! We will start seeing work down at the pool soon—awesome!
The concrete work will not start until September but the estimates have been signed and we are set to go for the fall!
The Social Committee was able to raise enough money to fund the subdivision with new black and white street signs that are so welcoming and helps to make our subdivision appealing. Thanks David Taylor for getting all of the estimates, ordering, and picking it up. We hope to be installing these in the spring. The social committee also plans to purchase new tables and chairs for clubhouse and to finally part ways with the orange couches!!! Hallelujah!
The Indentures committee has been meeting regularly to amend the indentures. It’s a long process but they meet on Thursdays…see facebook for times. Or contact Mike Font to get more information.
Creek Cleanup is this Sunday Feb. 25th at 1pm if you can join! Bring chainsaws, saws, all the man things you want to help unclog the bridge!
Easter Egg Hunt will be March 23, 2024 at 10:00 am down at the clubhouse! Be sure to join for the fun! The Easter Bunny will be there yay!!!
Pool Rules and gate cards forms will be coming out in May! Just giving you a heads up!
Finally….a sign has been posted on each pole at the entrances of the subdivision. These signs will post when important issues arise or when everyone should be aware that their attention is needed to email.

2023 January-April Newsletter
Hi Everyone! Hope the winter was easy on all this year! Looking forward to this Spring weather and
Summer events!
Things that broke and were fixed over the winter:
1. Ladies bathroom downstairs……plumbers replaced fill valves $300
2. Office computer…Jamie had a computer at his home that he built and donated to our sub
3. The pond bench…has not been repaired but needs to be.
Snow…….very uneventful this year but still a savings of $17k from last year so that’s a positive!
Social….
Christmas was amazing once again with a great turnout! Thanks to all who helped make this
happen…our social committee rocks!
Easter egg hunt with the Easter bunny was wonderful! Thanks Ella Palazzolo for being the Easter
Bunny and thanks to the social committee for yet another awesome event!
-2nd annual 5k race! Thanks Christine Wick with Zoe’s Attic for donating the shirts to sell to our
residents! This profit is always such a help with small repairs around the sub! This allowed us to
raise over $1100 towards whatever other social events or repairs needed.
-Memorial Day Pool Opening—WE PLAN TO OPEN EARLY THIS YEAR!!!!!! YES YOU HEARD IT
HERE—FRIDAY 5/26! (as long as weather cooperates and the pool is fully painted)
I CAN’T BELIEVE I’M ALREADY SAYING THE WORD POOL! HOWEVER LET’S DIVE INTO IT…..
No the leak is not fixed….not because of lack of effort. We had 3 different companies come out to
find the leak…no one can. The last one that thought they could ended with telling us we needed to
get a company come out with a camera to run the lines. The problem: No one has a small enough
lighted camera to run the lines because they are so old and rigid and will break most cameras. We
are currently in communications with American Leak Detection to see what we can do next.
However……the pool in it’s current shape will not make it another year without being painted. So, we
are painting it knowing we will still need to fix the leak. This is currently taking place as they
started 4/29. The painting…acid wash and paint came in at $37k….Holy Moly but we did budget for
this at $35k so only $2k over what we thought. So at least we are going to have a pretty pool to
swim in for the summer. BE THINKING OF WHAT WE NEED TO DO TO KEEP DUCKS AWAY!!!!
Greg and Kristi donated a beater grill for the pool area and clubhouse. It has a tank of propane in it
currently. Everyone is able to use it but if it doesn’t have gas then you will need to purchase more.
Ok wow, now that we got that out of the way…..
The streets ��….they are awful. This is a huge undertaking. The slabs are now $2800 per slab. We
budgeted for 10 slabs at the prices in 2020 which were around $1200 per slab. With road
conditions as they were we had to replace 10 slabs anyways at $2800 per slab! Eeek. Thanks Travis
Osborn for volunteering your time and filling the potholes everywhere! If we have any funds left
after the pool we plan to possibly replace a few slabs on the flats this year. If not we will replace
next spring! Sorry to our neighbors down at the flats…..it’s a war zone down there with potholes!
